5 Ways to Sell Your Home This Winter

While many think of spring and summer as the hot selling seasons, winter can be a real estate wonderland - so long as you tweak your space to make it sellable in any season. Read on for five tips to help you list your space this winter.

Winter staging. A wreath on the door, pretty lights outside - make sure your home is staged like a winter wonderland. However, while winter is the time for holidays, if possible, keep your home neutrally decorated while it’s listed so that your potential buyer can see themselves celebrating their own holiday there...whatever that happens to be.

Pricing. Since winter is not the hottest buying season, it's even more important than normal to properly price your home. Your agent can help you figure out the best market value price that will create a competitive - and compelling - sale.

Temperature control. You want your potential buyers to feel inclined to remove their jackets upon entry. If your home is drafty or older, consider heating it a degree or two warmer than you normally do. It will be worth it! 

Bright lights. If someone is coming over in the evening (which, in the winter, may be any time after 4:00 p.m.), be sure your home is brightly lit and appealing from the moment they sidle up to the curb. Turn on all accent lights and exterior lights, and, if they're coming in the day, draw back your curtains to let in as much natural light as possible inside. 

Get cozy. Make sure your home is staged like a space you want to spend chilly winter evenings in. If safe, get a fire going in the fireplace, or simply create a cozy reading corner staged with fuzzy blankets. And don't forget to keep the kettle warm should anyone like a hot cup of tea while they tour the space.
