She also reminds pre-New Year's prospects that buying a home means additional tax breaks in the upcoming year. Taking advantage of tax breaks from home loans, mortgage interest and property tax deductions can help drive the decision to find a home before the year’s end.

The folks at DJK Custom Homes (djkhomes.com) in Illinois suggests that one of the fastest ways you can attract a motivated buyer this fall and winter is to make your home "Move-In Ready." With the warmer weather in the beginning of the season it is a great time to take care of any small improvements and repair work to your home.

Buyers want homes to be move-in ready. When buyers view your home they are trying to imagine living there. Buyers do not want to think about the costs and time associated with  replacing or repairing any damaged items.

Keep it cozy! The DJK item says with cooler weather afoot, you want homebuyers to feel right at home when they view your house. Before every showing, fill the home with pleasing aromas of the fall season by burning fall scented candles or baking your favorite pumpkin dessert.

Another New England REALTOR® recently noted that since you’re in your home every day, you may not see it objectively anymore. To get an objective opinion, ask a friend or neighbor to give you an honest opinion of the exterior of the home.  Is the yard well maintained? Are the leaves picked up? Are there children’s toys or bicycles blocking the driveway?
