6 Tips for Selling Your Home This Fall

While spring and summer are known as the busiest selling seasons, fall can also be a great time to list and sell your home, with buyers hoping to close before the holiday season. Below are a few helpful suggestions.

Curb appeal matters most now. While curb appeal always matters, when the leaves are falling fast, it's even more important for you to stay on top of them and keep your yard and garden beds clean. If you don't have time to tackle this yourself, hire a neighborhood teenager to come by twice a week and rake up any fallen leaves.

Stage for fall. Make sure your home has a fall vibe. Add an autumnal wreath on the door, cluster gourds on the porch, window sills or entry tables, or incorporate cinnamon-scented candles - and any other fall touches you can think of.

Add warm colors. Choose a warm accent color like deep gold, orange or red, and add accents such as throw pillows, cozy blankets or decorative bowls throughout your home - don't forget to fill the latter with apples or pears.

Turn up the heat. While you don't want to spend a mint on your heating bill, the period your home is listed is not the time to skimp on warmth. Make sure your home feels warm but not hot - just enough so that your buyer feels enticed to remove their jacket on entry.

Set the fireplace. If you have a fireplace, make sure it's clean. Then, stack wood inside like it's ready to be lit at any moment. Place an armchair nearby and set out a warm pair of slippers. Potential buyers will immediately see themselves cozy by the fire.

Lights on. With days getting shorter, make sure to turn all of the lights on when a potential buyer is visiting. This includes exterior and interior lights, both overhead and accent. When your buyer pulls up to the curb, the home will look warm and inviting.
